Alameda County Assessor Phong La announced today that the County’s net assessment roll has reached $448,003,562,675. This marks a 2.98% net increase from last year’s assessment roll, reflecting the value of all real property (secured) and business personal property (unsecured) as of the lien date, January 1, 2026. The roll includes 473,513 real estate parcels and 57,562 business personal property accounts.
In addition to assessing the value of all taxable property in the County, the Assessor’s Office also administers property tax exemptions for a wide range of eligible entities, including affordable housing projects, religious institutions, schools, homeowners, disabled veterans, and museums. This year, those exemptions amounted to $18,149,883,241 in tax assessment savings for these vital community groups.
Property tax revenue generated by the assessment roll plays a critical role in supporting vital services in Alameda County, including police and fire services, public schools, safety net medical services such as hospitals and clinics, cities and local special districts, including water, parks, healthcare, and utilities. Nearly 41% of local property tax revenue is allocated to public education.
The Alameda County Assessor’s Office once again demonstrated its commitment to excellence by completing a timely assessment roll with accuracy and integrity. Assessor La said, “I want to praise the Assessor’s Office staff and highlight the work they did this past year. They played a key role in another successful roll close.”
Assessor La also emphasized the office’s commitment to serving taxpayers.
“Our staff is equally committed to providing exceptional customer service,” he said. “This year, we responded to more than 47,000 phone calls from taxpayers and assisted more than 12,000 people at our front counters.”
Under the state Constitution, the Assessor has the authority and discretion to make reductions when there is a change in the market, and market value is lower than assessed value. “Our office staff proactively reviewed over 50,000 parcels’ assessed values and gave reductions to just under 25,000 parcels. I believe no taxpayer should pay more than their fair share,” Assessor La said.
Trends and highlights from this year’s Assessment Roll
- Residential property values (particularly detached single-family homes) held strong.
- The market saw declines in values for commercial office buildings and condominiums.
- The City of Newark recorded the highest percentage increase in assessed value among Alameda County cities, with a 6.35% net increase.
Notifications of this year’s individual assessments are being mailed to all secured roll Alameda County property owners beginning July 2026. If property owners have questions regarding their property assessment, they are encouraged to call the Assessor’s Office at (510) 272-3787 (Assessment Services) or (510) 272-3836 (Business Personal Property). As indicated on these notifications, formal appeals of the 2026 assessed values must be made between July 2 and September 15, 2026, with the Clerk, Board of Supervisors’ Assessment Appeals Unit. Property tax bills for fiscal year 2026-2027 will be mailed by the Alameda County Tax Collector in October and will be based upon the Assessor’s assessed values as of January 1, 2026.
